The Structure

Flat Tire Farms is essentially a house inside of a house.

  • A House Within A House: The magic lies in living inside a framed home nestled within a sturdy CMU building. The north, south, and east outer walls measure a solid 13 1/2 inches thick. The west wall, which receives the prevailing wind, is 16” thick — new houses are just not built this way — it is generally cost-prohibitive

  • CMU Block Construction: Solid, enduring cinder block walls form the heart of both the main house and 5,000 sq ft warehouse—built to last

  • Support Column-free Interiors: The roof is made of bridge trusses that provide an almost 80’ clear span in the main living areas, and 50’ in the workshop, creating wide-open, column-free interiors that feel expansive and unconfined

  • High Ceilings & Volume: 14' ceilings in the open-concept living/kitchen/dining zone give an airy open scale without feeling cold or cavernous

Perimeter walls utilize 2 inches of closed-cell spray foam insulation, delivering a continuous air and vapor barrier with an impressive R-value per inch while adding structural rigidity to the framing.

Throughout the entire structure, 6-inch steel-mesh reinforced concrete floors provide exceptional thermal mass, durability, and a solid foundation that minimizes vibration and sound transmission. In the open living areas, these concrete floors are finished with a sleek pearlescent silver epoxy coating that creates a modern, reflective surface with subtle shimmer, enhancing light distribution while offering a durable, easy-to-clean, and stylish flooring solution that complements the contemporary design.

The automated saltwater system—with its salt chlorine generator, dual 220V commercial pumps, custom designed/built automated water leveler, and commercial diatomaceous earth filtration—delivers consistently crystal-clear water while reducing the need for manual chemical balancing and frequent cleaning.

Durable materials like the concrete decking, powder-coated steel pergola, and cedar seating with removable shade sails resist weathering and fading with little upkeep.
