Here’s the Reality

House

The home has a new TPO roof over tapered insulation for excellent energy efficiency, paired with heavy-duty 6-inch industrial gutters feeding into an underground drainage system. The exterior features durable porcelain tile on the front and rear with durable 30-year Galvalume metal siding on the sides.

No restaining, no scraping and repainting, no siding to warp or crack. Maintenance is minimal and inexpensive: the entire exterior typically needs only one pressure washing per year (usually $400–$800 depending on the service), keeping the property looking sharp with very little effort or cost.

Saltwater Pool

Significantly lower maintenance than chlorine pools. Local services handle full care (cleaning, chemicals, filters) for $150–300/month.

Grounds & Grass

The park-like areas around the house and pool are the main manicured zones. Open pastures and established century-old trees require minimal intervention. Full lawn/landscaping service in the Pendleton area runs $250–600/month depending on frequency (many owners mow every 2–3 weeks in growing season).

Warehouse

Virtually zero maintenance (concrete, commercial build). New TPO roof and new 6-inch thick reinforced concrete driveway. Sealed and painted with Benjamin Moore Ultra Spec Masonry Elastomeric Waterproof Coating in 2024.
